Pleasanton Real Estate Market Update May 2026

The Pleasanton real estate showed mixed signals in April.  The inventory of single-family homes increased slightly, pending sales (homes under contract) surged, days on market rose, and prices were mixed. The continued economic and geopolitical concerns continue to make buyers more cautious.  But there are buyers who have decided to act now due to their circumstances, and continued low inventory has helped keep prices somewhat stable. Overall, buyers tend to be more picky and demanding, and more deliberate in their approach to value. 

The bottom line is the overall market is sluggish and moves at a slower pace in general.  Some homes will sell right away, often with multiple offers.  Others will take longer to sell and sell at a lower price. 

For sellers, what factors are buyers favoring currently?

  • ·      Turn key - nicely remodeled/upgraded
  • ·      Large lot
  • ·      Views
  • ·      Premium locations/privacy
  • ·      Good commute access
  • ·      In demand neighborhood
  • ·      Luxury amenities (outdoor kitchens, pools, outdoor living spaces, etc)
  • ·      Newer
  • ·      Single Story
  • ·      Priced aggressively to spur demand

What factors are making it harder to sell? 

  • ·      Overpriced for the current market
  • ·      Need updating/remodeling
  • ·      Location issues (on a busy street, close to freeway/train tracks)
  • ·      3 or more stories
  • ·      Small lots or small useable yards
  • ·      Extensive repairs or repair issues
  • ·      Extended days on market

Price is the simply the adjustment mechanism between supply and demand.  Any of the factors that with a negative impact can be offset with attractive pricing.  Conversely, homes that score highly on the positive factors will usually demand a premium.
