Happy Valley was originally an unincorporated area of Pleasanton with ranchettes and large lot homes, some of which had several acres. It is slowly being transformed into a more suburban area of custom homes for sale in Happy Valley area, especially with the development of the Callippe Preserve Golf Course. Now you will find older ranch style Pleasanton homes for sale on 1/2 acre to 5 acre lots, with newer custom homes on generous lots mixed in. Portions of Happy Valley have now been annexed into the City of Pleasanton, but several of the Happy Valley area available homes for sale are still on well and septic systems.
Callippe Preserve is the municipal golf course owned by the City of Pleasanton. Opened in 2006, it has already won several awards as one of the top municipal golf courses in California. With oak-lined hills and sweeping views of the Pleasanton Ridge, Mariposa Ranch is the collection of custom lots that were sold adjacent to the golf course. Now mostly built out, it features newer custom homes for sale in Callippe Preserve Area ranging from 3500 sq ft to 5000+ sq ft, many with magnificent views or backing to open space. The lot sizes are 1/3 Acre and up. Most of these homes were built starting in 2008. Serenity Terrace is a small development of custom homes just West of the golf course. These lots are 2/3 Acre and up, and the homes are generally in the 4000 – 6000 sq ft range, many with fantastic views. Most of these Callippe Preserve Area available homes for sale were built starting in 2010.
