Hi everybody, it’s Doug Buenz with the 680 Group, in Pleasanton, California.

Today we are going to do a quick Pleasanton CA homes for sale and real estate market update for Ruby Hill.

Ruby Hill, as you know, is the premium gated community here in the Pleasanton area. It’s located in east Pleasanton and surrounded by vineyards, beautiful setting, Jack Nicklaus golf course, and some gorgeous custom homes.

Last year, 2017, sales activity was down slightly. We had 49 closed sales, compared to 56 the year before. It’s down about 13%.

The average price per square foot however was up slightly. In Ruby Hill, in 2017, the average price per square foot was $481 a square foot. It’s up from $471 in 2016.

Days on market was also up a little bit. 74 days on market, on average for closed sales in Ruby Hill.

If you look at the price range out there, there’s definitely a difference in activity relative to the price range.

Last year, of the 49 sales, 12 of them were under the $2 million mark and they sold for an average of $532 a square foot, and 58 days on the market.

When you look at homes last year that sold over $2 million, there were 37 of those because there’s quite a few more but they sold for an average of $471 a square foot, and the average days on market there was 79.

You can see, it’s a little longer to sell, a little lower price per square foot, which is normal for bigger houses.

What’s going on this year?

So far, this year, there are six listings currently available in Ruby Hill.

One of them, the least expensive one is $2,399,000.

The other five are over $3 million dollars with one over $4 million.

Most of the inventory in the market right now in Ruby Hill is $2.4 million or higher. So definitely, these are very nice homes to choose from, but not much on the low end.

Right now, there are two pending sales. One at a $1,715,000. One at $2,149,000. Both are semi-custom homes. They’re not the large custom homes.

Not surprisingly, the days on market for the least expensive one at a $1,715,000 was only six.

So, two pending sales so far this year and six listings.

And so far, not a ton of activity in Ruby Hill, but we are definitely going to see some great homes come on the market.

Ruby Hill CA 2017 Homes for Sale and Real Estate Market Year In Review

It was somewhat of a mixed year for real estate in Ruby Hill in 2017.  Sales declined from 2017, while prices were higher.  Homes also stayed on the market longer and sold for less relative to their asking price.  Lower priced homes saw very strong demand, selling quicker and for closer to the list price than their higher priced neighbors.

49 sales closed in 2017, a 13% decline from 56 in 2016.  The median sales price increased 22%, from $2,050,000 in 2016 to $2.5 million in 2017.  The price per square foot increased a more modest 2% to $481 in 2017.  On average, home sold for 95% of their original list price in 2017, down from 96% in 2016.  The average sale closed in 74 days in 2017, compared to 58 days in 2016.

Homes priced at $2 million and above accounted for 75% of all closed sales in 2017.  These homes sold in an average of 79 days for 94% of their list price.  Lower priced homes sold for 99% of their list price in an average of 58 days.  As is typical, homes in the lower price range sold for a higher price per square foot.

Inventory, sales and pricing have been steady in Ruby Hill for the past four months.  We have consistently had around 13 properties actively listed here, and three or four sales each month.  Homes have been selling for about 98% of their list price.

There are thirteen properties actively listed at this time.  The average list price is $2,864,761.  That works out to $455 per square foot.  The average time on the market is 83 days.

Five sales have gone to contract and are pending.  They have been available for an average of 74 days for an average price of $3,097,578.  That’s $532 a square foot.  None of the actively listed or pending properties are distressed (short sale or REO).

During the past six months, 26 sales closed, compared to 30 in the previous six months and 26 in the period before that.  The homes sold in the past six months did so for 97% of their average list price.  The median sales price was $2,360,842 and the price per square foot was $500.  The average time on the market was 74 days.

There just hasn’t been much change in the Ruby Hill real estate market for the past few months.  Inventory remains relatively low, with only 16 properties actively listed.  That is up a little from 14 a month ago and 11 two months ago.  Six sales are pending, compared to seven at this time in May.

The average list price of the 14 homes for sale is $3,078,092 or $486 per square foot.  The homes have been listed for 61 days, on average.  None are distressed (short sale or REO.

The six pending sale properties have an average asking price of $2,305,667, which equates to $542 a square foot.  The average time on the market is 76 days and none of the homes are distressed.

The number of homes actively listed has continued to fall in Ruby Hill.  There are only five homes currently on the market, compared to six a month ago.  That has put a damper on sales, with only one sale closed so far this month.  Nine sales are pending, with at least three of those scheduled to close in March.

The five homes currently listed have an average asking price of $2,863,000.  That is an average of $480 per square foot.  The homes have been on the market an average of 68 days, with a range from five to 188 days.  None are distressed (short sale or REO).

The nine pending sales have an average list price of $2,321,421 or $499 per square foot.  They have been listed for 118 days on average.  None of the pending sales are distressed.

30 sales closed in the past six months, compared to 26 in the prior six month period and 16 a year ago.  The average sales price of the 30 sales that closed in the past six months was $2,249,368, which was about 96% of the average list price.  The homes were available for an average of 69 days and the sales price per square foot was $472.  None of the sales were distressed.

After a couple of very slow months, more sales closed in Ruby Hill in October (five) than in August and September combined (four).  Fourteen homes are actively listed, about the same number we have had for the past several months.  Nine sales are pending.

The fourteen properties for sale have an average list price of $2,667,476 and have been listed for an average of 90 days.  The price per square foot for these homes is $487.

The nine pending sales have been on the market for an average of 52 days and are listed at $2,451,438, on average.  That translates to $463 per square foot.

The number of active listings in Ruby hill has been climbing slowly but steadily.  Two months ago, we had 12 homes for sale here, last month there were 14 and currently there are 17.  The properties have been on the market for an average of 72 days and are listed for $2,451,390, on average, which is $481 per square foot.

Four sales are pending.  These four homes have been listed for an average of 74 days.  The price per square foot is $483, while the average list price is $2,101,500.

Prior to August, sales had remained fairly steady but have slowed recently.  Only one sale has closed so far in August, compared to an average of five sales a month in the past three months.  The average sale during the past six months was for 97% of the asking price.  The 28 sales that closed in the past six months were for an average of $2,149,179 or $475 per square foot.  The homes were listed for 55 days, no average.

Twelve homes are for sale in the Ruby Hill neighborhood of Pleasanton.  Eight sales are currently pending.  During the past six months, 23 sales closed, compared to 29 during the previous six month period and 26 in the period before that.

The twelve active listings have an average asking price of $2,085,644.  On average, these homes have been on the market for 82 days.  The offer price per square foot is $451.  None of these properties are distressed (short sale or REO).

The eight homes pending sale have been listed for an average of 50 days.  The average asking price is $1,878,875 or $451 per square foot.  One of the homes is a short sale.

The real estate market in Ruby Hill looks a lot like it did a month ago.  Eleven homes are actively listed for sale, two less than last month.  Nine sales are pending, a few more than a month ago.

The average list price of the homes for sale is $2,549,975 or $473 per square foot.  These homes have been on the market an average of 69 days.   None of them are distressed (short sale or REO).

The nine pending sales have been listed for an average of 64 days at an average price of $2,180,468.  The price per square foot is $468.  One of the pending sales is a short sale.

We have seen an increase in inventory in the Ruby Hill real estate market over the past month.  The number of homes for sale has nearly doubled, from seven a month ago to thirteen as of April 27.  On the other hand, fewer sales have closed.  20 sales closed during the past six months and an additional six are pending.  By comparison, 33 sales closed in each of the previous six month periods.

The 13 actively listed homes are priced at $2,529,594, on average.  That works out to $476 per square foot.  They have been on the market an average of 46 days, with only one home being listed for more than three months.

The six pending sales have been listed for 56 days, on average.  The average list price is $2,592,000 or $500 per square foot.
