San Ramon CA Homes for Sale | San Ramon Market Update June 2015
For the first time this year, the number of homes for sale increased and pending sales decreased. In fact, it was the first time either of those things happened since December. Pricing remained strong, with homes selling above their list price, on average.
88 homes were available for sale at the end of June, up 35% (23 units) from May’s 65 and 16 more than June 2014’s 72. Pending sales fell 9% in June, from 91 in May to 83 in June. There were also fewer closed sales in June (71) than in May (82). There was a 1.1 month supply available at the end of June, up from 0.7 months at the end of May. The average property was listed for 14 days in June, up from 10 days in May.
Even with the increase in inventory and decrease in sales, prices remained strong. The median sales price increased 2%, from $1,042,000 in May to $1,065,000 in June. A year ago, the median was $913,000. On average, homes sold for 102% of their original list price in June, down a little form 103% in May. The price per square foot was unchanged at $413.
