San Ramon somewhat bucked the pattern of the rest of the Tri-Valley. Throughout most of the area, the summer heat seemed to have dampened the urgency of buyers and sellers, alike. Here in San Ramon however, inventory continued the non-stop climb it has been on since December, albeit more slowly. Sales, after dipping in June, pushed higher in July. Prices behaved more like the rest of the Tri-Valley, with indicators showing mixed results.
The inventory of homes for sale increased by two units in July, to end the month with 90. 82 properties were actively listed a year ago. 87 sales went pending in July, eight more than in June and 16 more than in July 2014. Supply relative to pending sales was little changed at 1.0 month. Closed sales also increased, from 81 in June to 89 in July. Homes have not stayed on the market long here all year and July was no exception, with the average property being available 19 days.
July’s medina sales price was $1,010,000, $46,000 higher than in June and $137,000 higher than a year ago. The average price per square foot increased 2%, adding $7 to June’s $413. The average closed sale in July was for 101% of the original list price, compared to 102% in June and 1010% a year ago.
