The San Ramon real estate market succumbed to the forces that have been driving the rest of the Tri-Valley real estate market the past few months; namely decreased demand, more cautious buyers and general uncertainty with regards to the direction of the market.  August saw declines in inventory, sales and prices.  That’s not to say the market was weak in August, just not as potent as had been the case for the past several months.

Available homes for sales fell from 90 at the end of July to 75 at the end of August, a 17% decline.  August also had nine fewer homes on the market than a year ago.  Pending sales fell 9%, from 85 in July to 77 in August, while closed sales dropped 22%, from 96 in July to 75 in August.  August’s sales were on the market an average of 21 days, two more than July’s sales.

The median sales price was $950,000 in August, down 7% from $1,108,000 in July but still 9% higher than August 2014’s $873,000.  August’s price per square foot was $425, $4 higher than July’s and $34 higher than a year ago.  Homes sold for 100% of their list price in August, on average, compared to 101% in July and 99% in August 2014..
