Ruby Hill Pleasanton Market Update September 2016
Activity in the Ruby Hill real estate market had been slowing in July and August months but pending sales have picked up recently. While there has been only one closed sales in September, there are 11 sales currently pending.
Active listings have been pretty steady the past several months, averaging about 14 since June. There are 14 homes presently on the market. The average list price of the homes for sale is $2,622,858 or $477 per square foot. On average, these homes have been available for 79 days.
The 11 homes pending sale are listed at $2,126,364, on average. That equates to $479 per square foot. They have been on the market for an average of 72 days.

No sales closed during August and only one has closed so far in September. Only 10 sales have closed in the past six months, compared to 23 during the previous six month period and 28 during this same period a year ago.
The average sales price of the 10 closed sales was $1,796,700. These homes sold for 99% of the average list price, which was above the average here (95% – 97%). The price per square foot was $464 and the homes were on the market for an average of 26 days.
