Ruby Hill Pleasanton Market Update September 2015
Eighteen homes are available for sale in the Ruby Hill neighborhood of Pleasanton. That is the exact same number that has been on the market in each of the prior two months when I wrote this post. Five sales are pending, which is down from nine a month ago. In the past six months, 37 sales closed, more than double the 16 that closed during the previous six month period but exactly the same number that closed in this same period a year ago.
The eighteen properties that are for sale have an average list price of $2,891,164 and a price per square foot of $493. On average, these homes have been on the market for 82 days.
The five pending sales are listed for $2,418,600 and have been available for sale for an average of 89 days.
The average sales price of the 37 sales closed in the past six months was $2,170,541. That works out to be 97% of the average list price and $463 per square foot. These homes were on the market for an average of 39 days.
