Ruby Hill Pleasanton Market Update October 2016
After a couple of very slow months, more sales closed in Ruby Hill in October (five) than in August and September combined (four). Fourteen homes are actively listed, about the same number we have had for the past several months. Nine sales are pending.
The fourteen properties for sale have an average list price of $2,667,476 and have been listed for an average of 90 days. The price per square foot for these homes is $487.
The nine pending sales have been on the market for an average of 52 days and are listed at $2,451,438, on average. That translates to $463 per square foot.

25 sales closed in the past six months, compared to 20 during the prior six month period and 34 during this same period a year ago. These 25 homes sold, on average for 97% of their asking price in an average of 62 days. The average sales price was $2,049,680 or $471 per square foot.
