The inventory of homes for sale in Ruby Hill has come down in the past month. One month ago, we had 18 properties actively listed. Today, there are 12. An additional four homes are pending sale. Sales activity has continued at a pretty even clip, with the past few months averaging about five closed sales a month. In the past six months, 36 sales closed, up considerably from the 20 closed sales in the previous six month period and 33 a year ago.
The 12 actively listed homes are priced at $2,728,162, on average. The price per square foot is $493. These homes have been on the market an average of 88 days, with the shortest time being six days and the longest 175.
The average list price of the four pending sales is $2,594,250 or $460 per square foot. The average time on the market is 53 days.
