Ruby Hill Pleasanton Market Update November 2016
The Ruby Hill real estate market has remained active in November, with six closed sales so far, equaling October’s total. That compares to only four closed sales in August and September combined. There are, however, fewer pending sales at this time than there were a month ago. Inventory remains pretty steady.
Twelve properties are actively listed at an average price of $2,387,741. The price per square foot is $479 and these homes have been on the market for an average of 83 days.
The six pending sales have been listed for 88 days, on average. The price per square foot is $507 and the average list price is $2,376,796.

28 sales closed in the past six months. That was more than the previous six month period (21 sales) but less than the same period a year ago (33 sales). The average sales price was $2,036,029, which equated to $464 per square foot. The homes were listed for an average of 66 days and sold for 87% of the asking price.
