The real estate market in Ruby Hill remains quite quiet and, in fact, looks much as it did a month ago. Seven homes are actively listed, compared to eight a month ago. Eight sales are pending, three less than at this time in February. 17 sales have closed in the past six months. That is two less than the 19 that closed in the six months ended February 18. Sales were well below the level of six months and a year ago. 35 sales closed in the six months prior to September 24, 2015 and 21 in the period before that.
The average list price of the seven active listings is $2,847,875, or $481 per square foot. On average, these homes have been on the market for 76 days, with the shortest period being two weeks and the longest nearly seven months.
The eight pending sales are priced at $2,355,432, on average. That equates to $500 per square foot. They have been listed for an average of 49 days.
