Ruby Hill Pleasanton Market Update July 2017
Steady as she goes. The Ruby Hill real estate market has kept moving along at an even pace for the past several months. Pending sales have averaged six a month this year and that is how many there have been in the past 30 days. Inventory has been in the mid-teens and we have 14 as of this writing. Pricing has been stable as well, with homes selling for an average of about 97%-98% so far this year.
The 14 actively listed properties have been on the market for an average of 69 days (from a low of eight to a high of 132). The average asking price is $3,141,828. That works out to $474 per square foot. None are distressed (short sale or REO).
Six sales are pending, at an average price of $2,380,315, or $525 a square foot. These homes have been listed for 82 days, on average. None of the pending sales are distressed.

The 26 closed sales in the past six months did so for an average sale price of $2,377,813 or $493 per square foot. They were listed for an average of 73 days and sold for 97.6% of the asking price. By comparison, 27 sales closed in the previous six month period and 26 in the period before that. None of the closed sales in the past six months were distressed.
