Ruby Hill Pleasanton Market Update January 2016
The Ruby Hill neighborhood of Pleasanton still has very few homes for sale. One month ago, there were only five homes available and while we are a little ahead of that, seven actively listed properties is not many for this community. The demand is there but inventory has kept a lid on sales. 23 sales closed in the past six months, a low number here. 32 sales closed in the six previous months, while 24 closed in this same period a year ago. Only two sales are currently pending.
The average asking price for the seven actively listed homes is $2,884,455, which works out to $486 per square foot. These properties have been on the market for an average of 83 days. The two pending sales are both listed around $2.2 million, with the square foot price being $480. One of the homes has been listed for only a few days, while the other has been on the market for 49 days.
