Ruby Hill Pleasanton Market Update February 2016
The Ruby Hill real estate market has been very quiet the past few months. The market has picked up some in the past couple of weeks, however, with seven sales pending. Only eight properties are actively listed, however. That is one more than a month ago, but still very low. Only 19 sales closed in the past six months, compared to 33 in the prior six month period and 22 in this same period a year ago.
The eight active listings are priced at $2,631,523, on average. They have been listed for an average of 77 days, with the shortest time being nine days and the longest, 234 days. The price per square foot is $485.
The seven properties pending sale have been on the market for 39 days, on average. Their average asking price is $2,294,143 or $492 per square foot.

The 19 sales that closed in the past six months had an average sales price of $2,383,368. These homes were on the market an average of 84 days and sold for 96% of their list price, on average. The sales price per square foot was $472.
