Ruby Hill Pleasanton Market Update December 2015
The inventory of available homes for sale in the Ruby Hill neighborhood of Pleasanton is about as low as we have seen it. Only five properties are on the market at this time. Demand has slackened a little as well but the low inventory is clearly constraining sales. Four sales are currently pending, while 28 closed in the past six months. That compares to 26 in the previous six months and 31 a year ago. Only one sale closed during November and one so far in December.
The five actively listed properties have been available for an average of 89 days and are priced at $2,767,438, on average. The list price per square foot is $471. The four pending sales are priced at $2,455,500, on average, or $495 per square foot. They have been on the market of an average of 93 days.
