Pleasanton Valley/Birdland Pleasanton Market Update June 2015
There are two homes for sale in the Pleasanton Valley/Birdland neighborhood of Pleasanton. This neighborhood is very popular and homes do not stay on the market for very long. An additional nine are pending sale. 22 sales closed in the past six months, compared to 33 in the prior six month period and 25 in the same period a year ago.
The two homes for sale are priced, on average at $1,011,900, which is $523 per square foot. They have been listed for 4 and five days, respectively. Neither is distressed (short sale or REO).
The average list price of the nine pending sales is $1,022,100 or $494 per square foot. These homes have been on the market for an average of 15 days. None are distressed.
There were 22 sold homes in the past six months. They were listed for an average of only 10 days and sold for nearly 105% of the asking price. The average sales price was $994.814. The average price per square foot was $475. None of the sold homes were distressed.
Located in the geographic heart of Pleasanton, Pleasanton Valley and Birdland have easy access to schools, parks, freeways and just about everything in Pleasanton. They include one and two story homes with two and three car garages. “Birdland” is so named because the streets are named after common birds.
