Pleasanton CA Real Estate Market Update March 2017

Strong activity in February with 55 new listings and 36 pending sales.  The inventory is still constrained but there should be more houses coming on soon!


Hi it’s Doug Buenz with the 680 Group at Ventures Sotheby’s Realty in Pleasanton, your Pleasanton CA real estate agent. This is a market update for Monday, March 7th for Pleasanton.

00:18: Pleasanton continues to see strong activity. For last month, the end of February we had 55 new listings, that’s up 28% from January.

00:35: We had 36 pending sales in February which is up 24% from January. We see a nice healthy increase in inventory and pending sales, which what we would expect this time of the year of course.

00:48: Right now, as of today there’s 40 single family homes in the market in Pleasanton. Again, inventory’s constrained. We’re hoping to se more inventory moving in the year. But that remains to be seen.

01:00: The average price per square foot for the closed sales in February was $493 a square foot, that’s down slightly from January.

01:09: The average days on market for closed sales in February was 22 days on the market. You realize there’s parts of the country where it’s 22 weeks is the average days on the market. A remarkable statistic highlighting the constrained inventory. And that figure 22 days is 42% less than in January. The market appears to be picking up some velocity.

01:35: The median price for the closed sales in February was $1,000,030 and that’s unchanged from January.

01:43: Market conditions remain active. If you’re a seller it’s a great time to get your house on the market right now. There are pending interest rates increases on the horizon- pretty good time to act. And buyers, same thing. If you can find a house you’d like it’s pretty good time to lock that in now.
