Livermore CA Homes for Sale | Livermore Market Update September 2015
The slower pace of an autumn real estate market may have begun in Livermore but things have not slowed here as much as in some other Tri-Valley cities. The number of homes for sale was down a little in September but was still the second highest level of the year. We are still seeing some multiple offers but other homes are sitting on the market longer. Generally, the feeling is less hectic than it was all summer.
After increasing the previous two months, inventory fell by nine units in September, to end the month with 120 homes for sale. That is, however, 18 fewer homes than were on the market a year ago. 102 sales went to contract in September, six less than in August but 26 more than in September 2014. 108 sales closed in September, up from 92 in August and 0 a year ago. Inventory relative to pending sales was unchanged at 1.2 months. There was little change in the time homes were on the market; 21 days in August versus 20 days in September.
The median sales price in September was $650,000, which was $330,000 or 5% lower than August’s $683,000 but $50,000 higher than a year ago. The price per square foot also increased 5% from August’s $377 to September’s $395. The average sales in September was for 100% of the list price, unchanged from August.
