Dublin CA Homes for Sale | Dublin Market Update June 2015
After adding inventory the past two months, Dublin saw the number of available homes for sale fall in June. Price indicators were mixed, with the median sale price falling but other metrics rising. Homes did not stay on the market for long in June, an average of only 11 days.
There were 46 active listings at the end of June, down four from May. That was, however, 29% below the number of homes for sale a year ago, when 65 were available. 60 sales went to contract in June, one more than in May and six more than a year earlier. Nine more sales closed in June (57) than in May (48). Inventory relative to pending sales was unchanged from May at 0.8 months.
June’s median sales price was $888,000, 5% lower than May’s $932,000 but 3% higher than June 2014’s $863,000. The price per square foot increased from $368 in May to $497 in June, an 11% bump. The average sale in June was for 103% of the original list price, compared to 102% in May and 100% a year ago.
