Alamo CA Homes for Sale | Alamo Market Update April 2016

The uncertainty that pervaded the Alamo real estate market over the winter seems to be gone, with buyers and sellers moving into the market strongly over the past few months.  The inventory of homes for sale jumped in March and buyers took advantage, driving pending sales up significantly in April.  Demand is very strong and we are seeing multiple offers on quality homes, which are not staying on the market for very long.  Prices have been on the rise as well.

The median sales price in April was $2.2 million, up from $1.8 million in March and 42% higher than April 2015’s $1.55 million.  The price per square foot also rose, from $472 in March to $515 in April.  One year ago, sellers were receiving $497 per square foot.  The average sale in April was for 100% of the list price, up from 98% in March but lower than April 2015’s 103%.  On average, April’s sales were on the market 12 days, compared to 39 days in March and 17 days a year ago.

25 sales went to contract in April, up sharply from 14 in March and 17 a year ago.  Inventory rose five units to end April with 50 homes for sale.  That was below the 62 homes for sale at the end of April 2015.  With sales rising faster than inventory, supply dropped form 3.2 months at the end of March to 2.0 months at the end of April.  Closed sales dropped in April, from 22 in March to nine.  We will see that number increase in coming months with the big increase in pending sales.

Sellers:  It is a great time to be selling a home in Alamo.  Inventory remains low and there is strong demand from buyers, especially for prime properties in excellent condition that are priced right.  Proper marketing and staging will be important to getting the most for your home.  While multiple offers are still occurring for many properties, having a highly competent agent who knows the Alamo market will be critical to your success

Buyers:  Being prepared to act quickly will be the key to getting the home you are looking for.  Prime properties are getting a great deal of attention and multiple offers.  The result is that they don’t stay on the market long.  Having a professional Realtor who understands the Alamo market and your own strengths as a buyer will put you in a strong position to secure the home you really want.

Uncertainty seems to be the key factor in the Alamo real estate market at the moment; uncertainty over the direction of the economy (particularly financial markets and oil), what will happen in the presidential election and what the Federal Reserve will do with interest rates.  That uncertainty is causing buyers to be more cautious and may be keeping some potential sellers off the market.  The result was that inventory was lower at the end of January than any time in the past two years.  The low end of the market was quite busy in January, while the upper end was very quiet.

Inventory fell for the fifth straight month, ending January with only 23 homes actively listed.  That compares to 21 at the end of December and 29 a year ago.  Pending sales rose from their 2015 low of only eight in December to 13 in January, which was to more than there were in January 2015.  That cut supply form 2.6 months at the end of December to 1.4 months at the end of January.  January’s closed sales were listed for an average of 58 days, compared to 62 days in December and 46 days a year ago.

October’s median sales price fell 2% from $1,575,000 in December to $1,540,000.   That was 14% higher than January 2015’s $1,345,000.  On the other hand, the price per square foot in January was $459, which was 3% lower than December’s $472 and January 2015’s $471.  ON average, homes sold for 90% of their list price in December, on par with a year earlier but below December’s 99%.

Sellers:  It is a great time to be selling a home in Alamo.  Inventory is down and buyers remain active, if somewhat more cautious.  Proper staging and marketing will be important to getting the most for your home.  Being prepared to evaluate multiple offers and sift through the options will be critical.  While multiple offers will be the norm, being extremely familiar with the Pleasanton market will be critical to get the most value out of your home.

Buyers:  Being prepared to act quickly will be the key to getting the home you are looking for.  Properties are not staying on the market long and multiple offers are the norm.  Understanding the current market and your own strengths as a buyer will put you in a strong position to act on new listings.  Intimate knowledge of the Pleasanton market is critical.

Stonegate Alamo Market Update September 2013

The market for custom homes in the Stonegate neighborhood of Alamo has seen fairly active but the semi-custom home market has been pretty quiet.  Two custom homes and no semi-custom homes are actively listed here.

CUSTOM HOMES

The two actively listed custom homes have an average list price of $1,785,000 or $434 per square foot.  They have been on the market for an average of 71 days.  Neither home is distressed (short sale or REO).

Two custom home sales are pending.  Their average asking price is $1,351,050 or $254 per square foot.  On average, these homes have been available for 159 days.

Five sales closed during the past six months.  The average sales price was $1,850,000 or $429 per square foot.  They sold for about 99% of the list price and were on the market for an average of 29 days.  None of these properties were distressed.

SEMI CUSTOM HOMES

There are no active listings or pending sales of semi-custom homes.  Two sales have closed this year. The following table shows all five sales that closed in the past two years. The average sales price was $1,046,910 or $361 per square foot.  They sold for about 100% of the average list price and were on the market for an average of 11 days.

Roundhill Area Alamo Market Update September 2013

Only one property is actively listed in the Roundhill Area of Alamo and there is only one pending sale.  That doesn’t mean the neighborhood has been quiet.  14 sales closed during the past six months, compared to eight during the previous six months and nine during the same period a year ago.

The active listing is on Rolling Hills Court and has been available for 20 days for $989,000.  That equates to $410 per square foot.  The property is not distressed (short sale or REO).

The only pending sale is on Joseph Drive.  It is listed for $1,695,000 or $469 per square foot.  It has been on the market for 14 days and is not distressed.

The average sales price of the 14 closed sales during the past six months was $1,414,714 or $431 per square foot.  They were listed for an average of 43 days and sold for about 100% of the average asking price.  2560 Joseph Drive was a short sale.

The Roundhill Country Club area is comprised of several neighborhoods in and around Roundhill Country Club off of Stone Valley Rd, including Roundhill Oaks, Windsor Green, and Regina Woods.  The Roundhill area offers compelling golf course views and locations.  Homes range from 2,000 square feet to over 5,000 square feet, with lots ranging from 1/3 acre to over an acre.  Many of the older homes in Roundhill are single story ranch style homes.

The Stonegate neighborhood of Alamo has seen fairly steady activity in the custom home market but less so for the semi-custom homes.  There are no active listings of either type at the moment.  Only three sales of custom homes closed during the past six months but another five sales are pending.  That compares to five closed sales in the previous six months and none during period ending a year ago.  Only one sale of a semi-custom home closed in the past six months, the same as the prior six months.

CUSTOM HOMES

The average list price of the four pending sales is $1,304,420 or $334 per square foot.  These homes were listed for an average of 44 days.  The homes on Dorchester Lane and Stonegate Drive are short sales.

The three properties with closed sales during the past six months sold for $1,390,000 or $346 per square foot.  They were on the market for an average of 24 days and sold for 98% of their average list price.  3165 Stonegate Drive was a short sale.

SEMI-CUSTOM HOMES

The only pending sales is listed at $980,000 or $347 per square foot and has been on the market fo 34 days.  It is not distressed (short sale or REO).

Five sales have closed in the past 18 months.  The average sales price was $1,048,950 or $354 per square foot.  They were listed for 26 days, on average, and sold for about 99% of the asking price.  None of the properties were distressed.

Roundhill Area Alamo Market Update February 2013

The Roundhill Area of Alamo has no active listings, primarily because most homes sell quickly here.  There were a few properties that remained on the market for a while but most have sold within two weeks.  Four sales are pending and nine sales closed in the past six months.  That compares with seven closed during the previous six month period and eight during the period prior to that.

The four pending sales have an average list price of $1,548,000 or $438 per square foot.  They were on the market for an average of 96 days.  None of the properties were short sales or REO.

The nine closed sales during the past six months had an average sales price of $1,117,217 or $361 per square foot.  They were listed for 34 days, on average, and sold for about 99% of the asking price.  3144 Roundhill Road was a short sale.

Stonegate Alamo Market Update July 2012

The Stonegate neighborhood of Alamo continues to see activity for the custom homes but not as much for the semi-custom properties.   Five custom homes closed sale in the past six months, while one semi-custom property closed.  That is an increase in activity for custom homes but a decrease for semi-custom.

CUSTOM HOMES

One custom home is actively listed and it is on Dorchester Lane.  It is priced at $1,325,000 or $368 per square foot.  On the market for 15 days, the home is not distressed (short sale or REO).

One property, on Stonegate Drive, is pending sale.  Listed for $902,100 or $256 per square foot, it has been available for nearly six months and is a short sale.

The average sales price of the five closed sales during the past six months was $1,211,311 or $316 per square foot.  That was nearly 97% of the asking price.  The homes were on the market for an average of 77 days.  3179 Stonegate Drive was REO and 306 Canterbury Court was a short sale.

SEMI-CUSTOM HOMES

Only one sale of a semi-custom home has closed this year.  Three sales closed during 2011, all during the second half of the year.  No sales are pending and there is one active listing.

The active listing is on Lancater Court and is priced at $985,000 or $384 per square foot.  It has been listed for about a month and is not distressed.

The table below lists all closed sales in this neighborhood since the beginning of 2011, however, the sales price of 42 Kentfield Court was not available.  It was on the market for 60 days and was priced at $885,000.

Roundhill Area Alamo Market Update July 2012

The Roundhill Country Club Area of Alamo has remained very active, with eight closed sales over the past six months, compared to nine during the prior six month period and four during this same period a year ago.  Two additional sales are pending and one home is actively listed.

The active listing is on Mott Drive and lists for $1,339,000 or $494 per square foot.  It has been listed for about a month.  It is not a short sale or REO.

The average list price of the two pending sales is $849,500, which is $290 per square foot.  The home on Royal Oaks Drive is a pretty new listing, while the one on Roundhill Road has been on the market for over six months.   The Roundhill Road property is a short sale.

The average sales price of the eight closed sales was $1,161,125 or $316 per square foot.  That was only 93% of the asking price, which is low for the Tri-Valley but is about what this neighborhood has seen for the past couple of years.  The homes were listed for an average of 79 days.  None of the properties were short sale or REO.

The Stonegate neighborhood of Alamo has been pretty quite over the past six months, with only one closed sale.  There are two pending sales and two active listings.  The neighborhood includes both custom and semi-custom homes.

CUSTOM HOMES

There is only one active listing of a custom home, on Stonegate Drive.  It is listed for $1,495,000 or $336 per square foot.  It has been on the market for 171 days.  It is not distressed (short sale or REO).

Two sales of custom homes are pending.  They are listed for an average price of $1,099,444 or $262 per square foot.  The Canturbury Court home has been listed for 161 days and the Stonegate Drive home for six days.  Both homes are short sales.

There were no closed sales of custom homes during the past six months but two sales did close during the first half of the year.  The average sales price of those two homes was $1,500,000 or $382 per square foot.  They were listed for an average of 112 days and sold for about 96% of the average list price.  Neither home is distressed.

SEMI-CUSTOM HOMES

There is one active listing of a semi-custom home, located on Kentfield Court.  It is priced at $925,000 or $327 per square foot and has been on the market for 22 days.  It is not distressed (short sale or REO).

One sale closed during the past six months, back in July.  Three sales closed during all of 2011.  The average sales price of the three closed sales was $1,060,667 or $345 per square foot.  The homes were one the market for an average of 22 days and sold for about 100% of the asking price.  Neither home was distressed.

It was a good six months in the Roundhill Area of Alamo.  Seven sales closed during that period, compared to four during the previous six month period.  An additional four sales are pending and three homes are actively listed.

The three active listings are priced at $1,313,000, on average, or $373 per square foot.  The homes were on the market for an average of 43 days.  None of them are distressed (short sale or REO).

The average list price of the four pending sales is $1,117,000 or $351 per square foot.  The homes have been listed for an average of 72 days.  The home on Cypress Point Court is a short sale.

The seven closed sales sold for an average of $1,039,286 or $372 per square foot.  The homes were listed for 91 days, on average, and sold for about 94% of the average list price.  2511 Royal Oaks Drive and 2383 Roundhill Drive were short sales.
